Frequently asked questions

Questions about agents, agencies and prices

How do you choose a good real estate agent in Portugal?

Compare three verifiable things: how many homes the agent currently has on the market in your area, how long they have worked there, and what previous clients say. Ranking Imobiliário lists 20,587 agents across 286 municipalities, ordered by active listings — a figure that is hard to inflate, because it is collected from the portals and networks rather than declared by the agent. Check the ranking for your city and read the methodology before getting in touch.

What questions should you ask a real estate agent?

Five questions quickly separate those who know an area from those who do not: how many homes they have sold in this parish in the last 12 months; the average gap between asking price and sale price; how long those sales took; what commission they charge and what it covers; and whether they work on an exclusive basis. Ask for specific examples, not national averages. Each agent’s profile shows how many listings they currently have, so you can check before the conversation.

What makes a good real estate agent?

Deep knowledge of one specific area rather than scattered coverage; a track record you can verify rather than take on trust; transparency about commission and timelines; and genuine availability for viewings. Be wary of valuations well above the local median — winning instructions by promising an unrealistic price is the most common practice in the sector, and it usually means months on the market followed by successive reductions.

Which are the best-rated real estate agencies in Portugal?

Client reviews on Ranking Imobiliário are still few and growing, so we do not rank agencies by stars — that would be misleading. We rank by actual market presence: the number of active listings, collected from the portals and networks. 1,447 agencies are listed. Check the ranking for your city and cross-check it against each agency’s public reviews before deciding.

How do you choose a good real estate agency?

Check three things: that it holds a valid AMI licence from IMPIC, that it actually works in your parish (not just your municipality), and how many listings it has in that area. The network — RE/MAX, Century 21, KW, ERA, Zome — tells you less than the local team: within the same brand there are offices with hundreds of listings and others with dozens. Compare the specific office, not the logo.

Which mortgage brokers in Portugal offer the best terms?

No single broker has the best terms for everyone: what changes is how many banks they work with. Tied brokers represent a limited number of lenders; untied brokers can compare the whole market, and there are very few of them in Portugal. Before signing, check the registration with the Banco de Portugal and ask for the list of lenders. We list 1,953 registered brokers, with each one’s category and partner banks.

What are the Portuguese property market trends in 2026?

The market has stopped moving in one direction (April 2026 to September 2026). The median asking price fell in Vila Nova de Gaia (-3.5%), while it rose in Lisboa (+6.4%), Porto (+25.8%), Braga (+83.2%). Lisbon still has the highest median among the large cities, at €580,000, against €390,000 in Porto and in Braga. We track 116,965 active listings and recalculate the medians on every collection cycle — see prices by city.

What kind of property investment is most profitable in Portugal?

Returns come from the gap between entry price and local demand, not from the prestige of the address. With Lisbon at €580,000 and Porto at €390,000, the capital required is far higher than in markets such as Braga (), where the same amount buys more floor area. Always compare the price per square metre at parish level rather than municipality level — within the same municipality the difference can be twofold. This is not financial advice.
